Any ideas on how to wind/dirt proof the garage?

These winds are the pits. I had just cleaned the garage out nicely. I'm really tired of cleaning the tackle station off and the gym equipment.

I will be spending next weekend installing a glue down threshold for the roll up doors and installing filter media over the air vents at the floor line.

Does anyone have sugguestions that could help?

If it is a roll up then side weather stripping is great. The flat type that rests against the outside of the door. Make sure the rubber foot on the door is in good shape along with what you are doing should make the door pretty good. Remember though if you have any gas appliances in the garage if you put filters over the vents it will not help with releasing the gas build up should a line brake or pilot light go out.

Yeah it's a 3 car garage with roll-ups. I'm adding the glue down thresholds. I have just the gas water heater in the garage, I am making a wood frame for the vents and putting a light weight filter media behind the vents just to stop the dirt from getting in. There should be plenty of air movement to allow any gas to pass thru if that was ever the case. I don't mind the temp, or air movement. It's just the damn dust and dirt that pee's me off. I have a nice gym set up, tackle area and workshop for tinkering around. I just like to keep it clean prior to making my own mess.

Since...

Since it doesn't appear that you keep your vehicle in the garage, why not just convert half of the garage to a room? If you do keep your vehicle in the garage, you're fighting a losing battle, methinks... Good luck!

We are only gonna be here a couple more years and back to Fla. I really don't want to do something that I will have to undo to make a sell. If we were gonna be here longer that would be an option.

you have quite a few options that dont have to be "undone" when selling your house.

Do you have a double garage door and a single garage door on your 3-car garage?
Install a partition between the 2-car section and the 1-car section.

Is your garage currently drywalled?

Cheap commercial carpetting will help decrease the dust and help to insulate. And it wont interfere with future parking requirements.

There is only a requirement for "covered 2 cars parking". The third parking spot is a selling bonus...but so is a bonus "man-room".

In any event, as long as the garage doors remain operational and the required parking is satisifed, you can make your garage do what you want it to do...for not a lot of money in materials.

The "BONUS" room is a bulit in to most new homes these days. Its not hard to put a wall up and a door to enclose it. If your hoem is a KB or any other home like that, you can actually call the builders or the manufavturer and they can do the work and I believe they can ship you all the stuff to do it. As for taking it down....I wouldnt worry about it. I did appraisals on homes that said 3 car garage but found that a bonus room....rec room...or whatever they called it was added after the fact. It didnt hurt the value of the house nor did it make a difference to the buyers...as long as there were the manditory 2 car stalls....there is nothing wrong with converting the third space into a room....just dont live in it...thats where people get messed up unless it has direct access....blah blah blah....but hey...ya gotta keep the tackle clean and outside of all the insulation suggested and all that.....conversion is the better way to go....put a door on it and a locking knob....dude...it just became a secured storage space for the future owners. So to speak. Ive seen alot of houses like that man...its no prob really.
